🟦 PROJECT OVERVIEW

Speedway Commerce Center is one of the Inland Empire’s most significant Class-A industrial developments—an institutional-scale, multi-phase campus positioned at the intersection of I-15 and I-10. The site offers direct connectivity to the Ports of Los Angeles and Long Beach, regional labor pools, and national distribution corridors.

Phase I delivers two modern warehouse facilities totaling approximately 1.8 million square feet, supported by more than 100 acres of dedicated trailer and yard infrastructure. The full entitlement spans 6.6 million square feet, making Speedway one of the largest industrial campuses under development in the region.

Designed for e-commerce, logistics, distribution, manufacturing, and 3PL occupiers, Speedway prioritizes operational speed, efficiency, and scalability.

🟥 THE STRATEGIC CHALLENGE

The Inland Empire West submarket operates at the intersection of intense demand and limited Class-A supply. Large-format occupiers expect more than space—they expect performance. They look for operationally efficient buildings with deep cross-dock layouts, 40-foot clear heights, extensive trailer storage, and seamless connectivity to major freeway systems. The challenge for CBRE was to present Speedway Commerce Center as a fully credible, investment-ready logistics solution capable of meeting these expectations at scale.
